Semalam aku make appointment dgn officer DBKL utk discuss berkenaan dgn land regulation @ bukit tunku, skali diorang kate kondo mewah sudah tidak dibenarkan lg bina di bukit tunku coz ia telah banyak mengganggu privacy existing comunity di situ. maklumla org2 kaye U, mane suke org2 bawahan lalu lalang kt area dia, klu boleh dia nk pasang retaining wall tinggi2 supaya sume org xleh tgk umah dia. isk xfaham aku org2 yg pesimistik camni. adeehh dunia2...
So kesimpulannye sume tanah seluas 23 acres tu akan di bina Bungalow shj. bcoz jika melihat kepada syarat2 yg telah ditetapkan, setiap lot compulsary 15,000 sf sekurang2nya. meaning that dgn tanah seluas tu ape lg yg boleh dibuat melainkan bungalow. Lagi syarat tambahan hanya dibenarkan max 12 person per acre shj. Hah tu dia. sah2la dia nk suh kite bina Bungalows shj. No more Semi-Ds or Condo's.. huhuhu..
Untuk Bungalows di Bukit Tunku dgn tanah berkeluasan 15,000 sf kebanyakannya dijual dgn harga 8 mil - 11 mil. Setelah aku re-do balik cashflow aku ni, aku membuat kesimpulan harga jualan setiap unit mestilah dijual paling minimum 13 million setiap unit. Dgn itu company can make some profit. But the question is, the units is too much. I meant is about 68 units of bungalows. Is tat reliable to penatrate the property market about 2 yrs later on..?? That is the question marks.. The price is too high, up to the sky... who is the target market for tat kinda bungalows.. aarrhhh mamai memikirkannye... huh... :{
Dengan itu my boss telah mengarahkan aku untuk berurusan dgn property consultant regarding market projection for the next 2 yrs, iaitu "Mr. Previndrant Singhe" mamat ni mmg glamour u. banyak poperty best2 yg diorang make a deal. So aku dgn bangganya telah diberi kepercayaan utk deal dgn diorang punye BOD iaitu "Mr. Terence Yap" Insya'allah next week kitorang akan make a discussion on that. Need a lot of preparation meh...
